Important: Instructions to All November 2021 Real Estate Salesperson (RES) Examination Candidates
The November 2021 RES examination will be held on 13 and 14 November 2021 at the Singapore Institute of Management Headquarters (SIM HQ) at Clementi Road. Please note that SIM HQ has implemented the following entry guidelines for all visitors entering the SIM HQ campus from 1 November 2021. SIM HQ has introduced these measures to allow the early detection of potential COVID-19 cases and prevent community spread within the premises.
Candidates are reminded to strictly follow SIM HQ’s entry guidelines. No appeal to enter the examination venue will be entertained if you fail to meet SIM HQ’s campus entry guidelines:
1. VACCINATED PERSONS
If you are vaccinated against COVID-19, you are required to show your vaccination status at the entry point to the campus.
2. NON-VACCINATED OR PARTIALLY VACCINATED PERSONS
If you are partially vaccinated or not vaccinated , you are required to –

PURCHASING OF ART KITS
If you wish to purchase ART kits on the SIM HQ campus, you can do so at 2 ART kit vending machines and administer the self-test in the designated areas near the vending machines. Please click here for the location of the vending machines.
Please note that the examination will commence at the designated timings. No additional time will be given to candidates to administer the ART self-tests on-site. Please ensure that you follow SIM HQ’s guidelines and arrive at the examination venue on time.
Please also note that under the RES Examination Rules, candidates who have received a Health Risk Warning (HRW) order, are serving your Stay-Home Notice (SHN), or are tested positive for COVID-19 are not allowed to take the examination.
SAFE MANAGEMENT MEASURES
RELC will continue to implement the following Safe Management Measures (SMM) in line with the guidance from the Multi-Ministry Taskforce to ensure that the RES examination is held in a safe manner:
a. A capacity limit of 50 persons for each room;
b. Maintaining a distance of at least 1.5 metres between candidates;
c. Use of TraceTogether-only SafeEntry (TT-only SE) or SafeEntry Gateway (SEGW) at entrances of premises;
d. Staggered timings for reporting and dismissal;
e. Wearing of masks throughout the examination;
f. Dedicated access to toilets for each zone and staggered toilet usage (where possible); and,
g. Cleaning of rooms and toilets after each examination session.
The capacity for each run of the examination may be adjusted based on the prevailing SMM guidelines to safeguard public health and safety.
All candidates are required to adhere to all SMM imposed during the examination days.
NOTE: Failure to comply with the prescribed measures or false declaration via the TraceTogether-only SafeEntry will result in candidates being disqualified from the examination and you may be barred from taking future examinations.
The conduct of the RES examination is based on the prevailing COVID-19 measures. Should there be changes in the COVID-19 measures that affect the conduct of the November 2021 RES examination, CEA will inform the candidates accordingly.

Under the new regulatory framework administered by the Council for Estate Agencies (CEA), one of the registration criteria for property agents is that they must pass the CEA’s Real Estate Salesperson (RES) Examination or have equivalent qualification. This is to ensure that property agents intending to do estate agency work are well-qualified, professionally competent and possess a basic level of knowledge in real estate industry and property related matters.

As announced in June 2020, CEA has extended the RES course certificate validity period by one year for course participants who have completed the RES course on any date from 22 February 2018 to 30 April 2020 (both dates inclusive).
CEA will be extending further the course certificate validity period by one year for course participants who had completed the RES course on any date from 1 May 2020 to 30 April 2021 (both dates inclusive).

Duration
2 hours 30 minutes for each paper.
Paper 1 (100 Marks)
Section A: 50 MCQs (50 marks).
Section B: 15 MCQs with reference to 1 or 2 case studies (30 marks).
Section C: 10 Fill-in-the-blank short answer questions (20 marks).
Paper 2 (100 Marks)
Same format as Paper 1.
The current RES examination syllabus was revised and took effect from 1 Jan 2017.
Please note that candidates will not be tested on Government policy changes announced or implemented within one month before the examination.

The examination fees are $417.30 (incl. GST) for 2 papers and $235.40 (incl. GST) for each individual paper.
Please note that examination fees are subjected to revision and may be changed without prior notice.
The accepted payment modes for the examination fees are:
1. Stripe Payment - For Online Registration Only.
(Credit/Debit Card: Mastercard/Visa), or
2. Direct Credit (i-banking/Bank Transfer) - For Online Registration with Offline Payment Mode.

3. PayNow - For Online Registration with Offline Payment Mode.

Before you can make payment for your examination, you must ensure the following has been completed:
- Upload the required documents for your examination registration
[ eg. RES Course Completion Certificate, Highest Qualification Certificate, CEA Assessment Letter AND/OR Results Slips within the timeframe of 2 years (for re-takers only) ].
Once payment is made, you will receive your receipt via email and your registration is deemed to be completed and in order. Otherwise, you will be contacted by RELC should there be any incomplete registration.
Should your exam registration be rejected, please note that your fees will not be refunded.

The September 2020 RES Examinations will be held at Singapore Institute of Management Headquarters (SIM HQ) - 461 Clementi Road, Singapore 599491.

As it is a requirement by CEA for the Exam Administrator to verify that all candidates meet the required pre-requisites, candidates MUST upload the following documents upon examination registration so that verification can be done by RELC to ascertain your eligibility to take the examination.
- RES Course Completion Certificate (candidate MUST sit for the RES Examination within 2 years from their RES Course-End-Date.
For example, candidate who finished their RES Course on 28 Jun 2017 is NOT eligible to sit for the RES Exam on 29 Jun 2019 because the date of the RES Exam has passed the 2-year timeframe from their Course-End-Date).
Candidate who finished their RES Course on 29 Jun 2017 is eligible to sit for the RES Exam on 29 Jun 2019 because the date of the RES Exam is still within the 2-year timeframe from their Course-End-Date.
- Highest Qualification Certificate (Min. 4 Singapore GCE O-Level Passes or Equivalent such as Higher NITEC and WPLN). Candidate MUST upload either one of these Certificates in order to be eligible to register for the RES examination:
· Singapore GCE-O Level Certificate, OR
· Singapore GCE-A Level Certificate, OR
· Higher NITEC Certificate, OR
· WPLN Certificate (5 Components) – Minimum Level 5, OR
· Diploma from Singapore Polytechnic (SP) / Ngee Ann Polytechnic (NP) / Nanyang Polytechnic (NYP) / Temasek Polytechnic (TP) / Republic Polytechnic (RP), OR
· Degree Certificate from National University of Singapore (NUS) / Nanyang Technological University (NTU) / Singapore Management University (SMU) / Singapore University of Technology and Design (SUTD) / Singapore University of Social Sciences (SUSS) / Singapore Institute of Technology (SIT).
- CEA Assessment Letter which is valid for 3 years (For Overseas Qualification Only), - Results Slips within timeframe of 2 years (For Re-takers Only),
Candidates who do not meet the required pre-requisites and attempt to register for the examination would be barred from taking the examination. Any fees paid by candidates would not be refunded.
Candidates who passed the examination but were subsequently found not to meet the required pre-requisites would have their results voided. Any fees paid by candidates would not be refunded. The candidate would also be barred from taking the examination in future.

The RES Examination results are released 4 – 6 weeks after the examination is held.
Notification of results will be emailed to all candidates as soon as possible.
Candidates are allowed to defer their examination, up till 5 working days after the examination, under the following circumstances:
1. Hospitalisation on the day of examination
2. Bereavement of next of kin
3. National Service duties that cover the day of the examination
4. COVID-19 related reasons (e.g. Quarantine Order, Stay-Home Notice, contact with suspected COVID-19 case etc.)
Please note that medical certificates (MC) issued by hospitals and clinics would not be accepted as valid reasons to defer the examination.
Candidates who are recalled for National Service (NS) duties or hospitalised during the examination day may submit an application to defer their examination. Candidates who have bereavement cases would be allowed to defer their examination on compassionate grounds.
Candidates who are unable to turn up for the examination would be considered “absent” and fail the examination.
Candidates are required to submit the relevant supporting documents to RELC Examinations Bureau via email within 5 working days from the examination date.
An administrative fee of S$107 (incl. GST) will be levied on each examination deferment application.
Candidates who were approved for deferment would be allowed to attempt the next examination only. Candidates would not be allowed to select their next examination date.
Under no circumstances will RELC Examinations Bureau be able to refund the examination fee or administrative fee once the candidate has made payment.
If you are absent from an examination, it is deemed that you have failed the examination that you have registered for.
Candidates who are recalled for National Service (NS) duties or hospitalised during the examination day may submit an application to defer their examination.

No refund of the examination fees will be made for candidates who are unable to attempt the examination on the examination date.
Candidates may appeal to reassess their results by writing in to RELC Examinations Bureau at RES@relc.org.sg to obtain the Appeal Form.
The form and payment are to be submitted within 5 working days after the results are released.
Candidates may only appeal for the failed examination paper.
The appeal outcome will be sent via email within 14 working days after the appeal submission closing date.
Candidates will not be shown their answer scripts.
An administrative fee of $64.20 (incl. GST) per appeal application will be levied.
Candidates are advised not to register for the next exam until the appeal outcome is out.

The only funding available for RES Exam is funding supported by Union Training Assistance Programme (UTAP).
UTAP Funding has been approved for the RES Examination for a period from 1 Apr 2019 to 31 Mar 2020 & new FY 1 Apr 2020 to 31 Mar 2021.
RES Candidates who are NTUC Members MUST BE PRESENT for the Exam, and to file the claim AFTER sitting for the Exam.
Claim has to be submitted before the submission deadline stated on the UTAP Website.
NTUC Members enjoy 50% unfunded course (exam) fee support for up to $250 each year when sign up for courses (exams) supported under UTAP.
